Who is responsible for paying for a water leak?

Insurers will generally cover the cost of tracing and accessing the leak and for the drying and repairs of the resultant water damage caused by the leak. However the relatively minor cost of actually repairing the leaking pipe is never covered under insurance and the property owner would be expected to pay this themselves.

Is a water leak covered under insurance?

Yes, most policies have escape of water listed as an insured peril, so a leak from a pipe would be covered under your home insurance – providing this was not a maintenance related leak.

What if I don’t want to use your claims management service?

You don’t have to use our claims management service. We will be happy to advise on what is required for you to recover your Leak Detection costs and explain how to deal with the claim yourself.

What if the leak is buried under my floor or behind a wall?

Leak detection technology will help pin point where the leak is but to get to the leak and stop it, you will have to undertake intrusive access. As property owner it is your duty to mitigate damage and your insurers will expect to see you have done so before they agree to a claim.

What is an Insured Peril?

An insured peril is a specific, unpredictable event that is covered by an insurance policy. For example a leak from a pipe qualifies as an insured peril, however maintenance related issues such as a failed sealant or grouting around shower trays and baths would not qualify.

Incident

Signs of water damage were observed in two places in a flat within a small block of 30 flats. The client was the management company representing the freeholder of the block in whose name the insurance policy existed. The occupant of the flat had noticed a wet patch on the ceiling of her living room and also wet plaster on the hallway wall some distance away. It was not clear whether this was one or two leaks and whether they were in this flat or the flat above.

Client Concerns

The managing agents wished to get to the bottom of where the leaks were but wanted minimum disruption to the occupants of both flats while the leaks were being located.

The concern for the occupant of the flat where the damage was observed was that her appliances would have to be removed and openings made in her hallway walls to repair the leak. Similarly, the upstairs flat owner was worried that the concrete floor would have to be excavated to access buried pipes in case the water was leaking from the central heating system.

Finding the Leak and dealing with the Insurance Claim

The client opted for full claims management support and instructed AllPropertyClaims Ltd (APC) - Leak Tracers Direct’s FCA-regulated firm - from day one. APC’s surveyor attended site and highlighted areas for investigation by specialist leak detection engineers coordinated through Leak Tracers Direct within the flat where the damage was seen and also in the flat above.

The cost of leak detection was assessed along with costs to deal with the observed damage. Findings were presented to the insurer’s loss adjuster during a site meeting, with provision made for any additional costs to be reported once the results of trace and access were known.

After leak detection, it was confirmed that there was only one leak incident, located in the flat above, caused by a loose connection on the cold water feed to the bath mixer. This required a straightforward repair involving the removal and reconstruction of the tiled side panelling to the bath for access. Drying machines were installed in both flats to address residual dampness once the leak was repaired.

All decorative reinstatement works - including plastering, tiling, and painting - were completed, and the final bill was submitted to the insurer for settlement.
