The client, who lived in a ground floor flat, noticed her boiler pressure dropping to zero within 30–60 minutes after topping up. As a result, she had no heating or hot water. Some damp was visible in an understairs cupboard but nothing else. A specialist leak detection engineer advised that the leak was likely in a central heating pipe and that gas tracing would help pinpoint the location.
A leak detection survey was arranged for the client, for which she paid directly. As her home insurance policy included trace and access cover, she was advised that this cost should be refundable once the insurance claim was approved.
Client Concerns
As the suspected leak position was at the entrance to her kitchen, the client was concerned that the area might need to be dug up. She was worried she might not be able to use her kitchen for several weeks and could need to move out of the property, leading to additional inconvenience and costs.
She was also concerned about visible damage to her neighbour’s wall decorations and complaints she was receiving from next door.
Finding the Leak and dealing with the Insurance Claim
The appointed leak detection specialist carried out the intrusive access works, carefully exposing the section of floor where the gas tracing had pinpointed the leak.
Following the survey, the client instructed Allpropertyclaims Ltd (APC) to manage her insurance claim. The APC team promptly assessed the damage within the client’s property and her neighbour’s, arranged for drying equipment to be installed to prevent further damage, and prepared a detailed report for the insurer.
APC then met with the insurer’s loss adjuster on site to agree the costs of reinstatement and restoration to return the property to its pre-loss condition. They also secured insurer-funded accommodation for the client for the duration of the repair works.
As the building was covered under a block insurance policy, APC coordinated the neighbour’s claim under the same policy, ensuring all costs were settled by the insurer. Both the client and her neighbour were very happy with the outcome.
