How to detect a leak in the main water line?
Check your water meter when no water is being used. If it’s still moving, there’s likely a leak. To identify whether this leak is inside your property , turn off your internal stopcock. If the meter stops moving, the leak is inside. If it keeps moving, the leak is outside on the supply line.
Who is responsible for a mains water leak?
If the leak is before your internal stopcock, then its usually the water company who is responsible to fix the leak. If the leak is found after the stopcock (on your property), then it is your responsibility to fix the leak.
Does house insurance cover mains water leaks?
Yes. Your buildings insurance will generally have Escape of Water listed as an Insured Peril. This means they will cover for the damage caused in your property by a mains water leak. With Trace and Access cover they will also cover the cost of leak detection and the intrusive access to get to the leaking pipe. The only cost the insurance will not cover is for repairing the leaking pipe.

Incident
The homeowner noticed unusually high water bills and initially assumed there was a billing error. He called Thames water and they sent out an engineer who concluded that the high water bills were due to a faulty water meter and changed the meter. The bills next month were once again unusually hight. This time Thames Water sent out another engineer who concluded that the leak was from an incoming pipe from the road which they had repaired few weeks ago. They said their file was closed and they were unable to help further. Sadly the high water bills continued and now the home owner also started to see water damage appearing on his entrance hallway walls. Thames water then suggested the leak may be coming from inside his property and suggested that he should get a leak detection expert to help.
Client Concerns
The client was concerned over the unaffordable high water bills that his walls were showing signs of moisture. Finding the leak was like looking for a needle in a hay stack - short of ripping out walls and floors he had no way of tracing or stopping this leak. He tried to call his insurer but they were unwilling to help him because they said that unless he could prove the cause of the water damage they could not consider a claim under insurance. He had a new born baby in his home and was concerned over the disruption this may cause and also the impact of mould on his young family’s health.
Finding the Leak and dealing with the Insurance Claim
The client called us when all other efforts had failed. He was first put in contact with a leak detection specialist who using pressure testing was quickly able to locate the leak form an incoming water mains pipe just near the water meter outside the front door. It was in the connection of the pipe leading into the house and there was standing water in water meter chamber in the pavement just outside the front door. High levels of moisture were traced under the hallway wood flooring, which when lifted revealed significant mould and moisture damage. As there was a young child in the property, where the risk of mould exposure was dangerous, we first got the insurer to agree to move the family into alternative accommodation for a brief period. The affected area was then dried and certified and also treated for mould. Then new flooring was installed and the walls were painted and decorated
